The answer? Most refinances take 20–30 days from start to finish — sometimes faster, depending on your loan type and how quickly documents are provided.
Here’s a simple breakdown of the timeline — plus tips to help your refinance go smoothly.
📅 The 5 Stages of a Typical Refinance
✅ 1. Application & Initial Disclosures (Day 1–2)
Once you apply, we’ll:
- Pull your credit
- Review your current mortgage
- Send out initial disclosures for e-signature
- Request basic documentation (income, assets, ID)
💡 FHA and VA streamline refinances may skip income/doc requests entirely.
✅ 2. Processing & Appraisal (Day 3–10)
During this time:
- We verify your financial documents
- Order a home appraisal (if required)
- Collect any additional items needed to complete the file
Tip: The faster you send documents, the faster we move.

✅ 3. Underwriting (Day 10–15)
Your file is submitted to underwriting for approval. The underwriter reviews:
- Your credit and income
- The appraisal (if applicable)
- Your overall eligibility
If anything additional is needed, we’ll reach out right away. Fast response = fast approval.
✅ 4. Conditional Approval & Final Review (Day 16–22)
At this point, you’ll likely receive conditional approval — meaning you’re nearly there.
You may be asked to provide:
- Updated pay stubs or bank statements
- Verification of employment
- Clarifications (if needed)
This is normal — and usually resolved within a day or two.
✅ 5. Clear to Close & Signing (Day 23–30)
Once all conditions are cleared, your loan is marked clear to close.
You’ll receive your Closing Disclosure (CD) at least 3 days before signing, which outlines final loan terms and costs.
From there:
- You sign your documents
- The loan is funded
- The refinance is complete 🎉
