  • Social Security number (for all borrowers)

  • Valid government-issued photo ID (driver’s license or passport)


💰 Income & Employment Verification

Conventional & FHA Loans

  • Recent pay stubs (last 30 days)

  • W-2s from the past two years

  • Tax returns (if self-employed or have variable income)

  • Employer name, phone number, and address

  • Employment history covering the last two years

VA Loans (includes all of the above, plus)

  • DD-214 or Statement of Service

  • Certificate of Eligibility (COE)


🏦 Assets & Bank Statements (All Loan Types)

  • Checking and savings account statements (last two months)

  • Statements for retirement accounts, stocks, or other assets (401k, IRA, brokerage)

  • Proof of gift funds (if using gift money for the down payment)

  • Executed purchase agreement or sales contract

  • Homeowners Association (HOA) contact info (if applicable)

  • Property disclosures or documents from seller or agent
